The Vision Wing, where a property becomes an argument.

Three ways to argue for a property: a presentation that wins the listing, a vision that sells what the land could become, and a package that holds up under an investor’s pencil. All for Rob Palm PREC · Sea 2 Sky Living.

Whistler · slopeside

Fewer than a hundred single-family homes in Whistler have slopeside access, so the deck opens with that scarcity and never lets go of it. Dark editorial pages, real market numbers, and a valuation argument built for a property with no comparables. Flip through the six pages; click any page to study it.

Exhibit 02 · Marketing vision a triptych

4731 Sea to Sky Highway: three futures for 126 acres

Squamish · land

Raw acreage doesn’t photograph, so instead of photos, the marketing is a set of hand-styled cartographic posters: one parcel, three plausible futures, each with its own palette and its own buyer. Sell land by selling the version of the future the buyer already wants.

Concept 01

The Basecamp, a tented eco-resort for the operator who wants keys without concrete.

Concept 02

The Retreat, day-visit wellness, proven up the highway in Whistler, 45 minutes from Vancouver.

Concept 03

The Holding, for patient capital: $46K an acre, 0.04% carry, supply fixed by Howe Sound itself.

Exhibit 03 · The reading table take one

When the buyer is an investor, the marketing is a document. The first page is on display below; open it to read the whole case. And when a property deserves a film instead, it screens on the Socials Wall.
